Overview

Your ACE™ Virtual Leasing Assistant can conversationally provide referrals to your community’s sister properties. Use this feature to enhance your prospect’s experience in two ways:

1. Additional Awareness for the Prospect’s Home Search

Add links to your sister properties during ACE’s pricing and availability prompt to provide prospects with additional communities in the area that they may not have been aware of before.

2. Provide Alternatives for Communities at Full Occupancy

If there is no pricing and availability that matches the prospect’s request, ACE can provide links to your sister properties for the prospect to continue their home search.

Track ACE Sister Property Referrals with Custom URLs

By adding campaign parameters to the destination URLs of your sister properties, you can track the number of ACE referrals.

When a prospect clicks on the custom URL, the parameters you add are sent to your website’s Google Analytics, and the related data is available in your Google Analytics’ Campaigns reports.

Parameters

We recommend adding the 3 parameters below to your URLs:

  • utm_source: Identify the advertiser, site, publication, etc. that is sending traffic to your property, for example: ace.
  • utm_medium: The advertising or marketing medium, for example: chat (for chat channel referrals) or text (for text channel referrals).
  • utm_campaign: The individual campaign name, slogan, promo code, etc. for a product, for example: property referral

If you used the parameters above, your custom URL would be:

https://www.example.com/?utm_source=ace&utm_medium=chat&utm_campaign=property-referral

You can add parameters to your URLs manually, or you can use the Campaign URL Builder on the Google Analytics Demos & Tools site to create your URLs and append the parameters.

  • Sister property name(s)
  • Sister property website URL(s) — please ensure your desired custom URL parameters are included.
